If you’ve driven around the Mueller redevelopment in East Austin lately, you’ll have seen a massive amount of earth moving equipment in the residential areas. While much of this is providing the infrastructure and roads for new homes that will be sold in 2014, there is a new release of row homes coming to the market this month.

In the words of Airplane – David Weekley’s Getting Larger

David Weekley have four buildings containing 14 market rate row homes for sale. The first two buildings will sell first, and as these are built the pricing and schedule for the next two buildings will be announced. We have a list of the plans and their details on our dedicated Homes at Mueller site. Between the time that we posted our first article about the new row homes and the time we learned the selling date, the builder has updated the sizes of the homes.

The homes now range from the smaller two bedroom Welsh – a two bedroom home at 1653 sqft, right up to the mighty three bedroom Wyntree at 2240sqft. If you need a four bedroom house there’s the Eastmont at 2185sqft which also comes in a three bedroom version. The smallest three bedroom home is the Brookshire at 1915sqft.

How much will the new Mueller row homes cost? It’s never easy to predict price, and there’s generally a premium for certain parts of the building – one neighbor or two neighbors. One thing I can tell you is that I’ve never seen the second set of homes sold in a phase sell for less than the first set, so I anticipate a price increase between the first seven homes and the remaining set. Price per square foot is a very vague measure and doesn’t account for upgrades, location and features, so I’m always wary of mentioning it – people tend to get a very rigid idea of what prices might be once I do. Suffice it to say that with resale town homes in Mueller coming in above $188/sqft in the last six months, and the most recent new town house selling at $205/sqft it’s hard to imagine David Weekley’s new largest homes starting below $200/sqft, and the smallest Welsh floor plan starting below $225/sqft.
